The Waterside Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended, and established on February 10, 2022 by the Board of County Commissioners, Martin County, Florida, Ordinance Number 1175. Establishment of the District in conjunction with a comprehensively planned community as the best alternative means to provide public facilities and services to the community; and to prevent the general body of taxpayers in the Martin County from bearing the burden for installation and the maintenance of certain facilities with the development.
The Waterside CDD encompasses an area of approximately 179.983 acres entirely within the Martin County Florida. The land within the District is generally located west of I‐95 and the Florida Turnpike, south of SW 96th Street, northwest of SW Kanner Highway and east of SW Citrus Boulevard. The Waterside CDD expects to plan establish, acquire, construct or reconstruct, enlarge or extend, equip, operate, and maintain additional systems and facilities.
A Community Development District (CDD) provides the 'solution' to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities.
